Abstract

Digital twins are a promising paradigm in the construction industry, providing comprehensive modeling of objects throughout their entire life cycle. The integration of this technology into the infrastructure of smart cities forms a fundamentally new approach to the management of construction projects. This study is aimed at a comprehensive analysis of the impact of digital twins on the efficiency of life cycle management of construction projects in the context of the development of smart urban ecosystems. The methodological apparatus of the study is based on a multi-level approach, including system analysis, applied modeling and empirical verification through the study of 37 pilot projects implemented in 2019-2023 in five regions. The study revealed a significant increase in the efficiency of operational management of construction projects with the introduction of digital twins: a reduction in design times by 27.3%, a decrease in operating costs by 19.6% and an increase in the accuracy of resource provision forecasting by 41.8%. An integrated model of a digital twin of a construction project has been developed, including four interrelated components: geometric, functional, technological and economic. The results of the study demonstrate a direct correlation between the degree of digitalization of management processes and the sustainability indicators of a construction project with a determination coefficient of 0.742. The proposed methodological tools allow optimizing the mechanisms for making management decisions at all stages of the life cycle of a construction project and integrating them into the smart city ecosystem.
